First Building on Airport City’s Southern Development Area was opened – A New Air Cargo Terminal and Office for Fedex Express Estonia.

On Wednesday, 24 September, FedEx Express Estonia celebrated the grand opening of its new air cargo terminal and office building, marking the first completed development on Airport City’s southern area, adjacent to Tallinn Airport.

Constructed by Maru Ehitus, the facility has a total area of 5,250 m², including 1,450 m² of modern office space and 3,800 m² of warehouse and terminal space. The site also features 57 vehicle loading bays and 123 parking spaces for employees and visitors. The terminal connects directly to the FedEx global air and road network, offering Estonian businesses fast and reliable access to more than 220 countries and destinations.

“This is a milestone moment for the entire Airport City development,” said Veiko Keerberg, Chairman of the Management Board of Airport City AS. “The new FedEx Express Estonia air-cargo terminal and office building is the very first development to be completed in the southern area. It is a representative, sustainable facility that incorporates modern technological solutions, meets all end-user requirements, and was delivered in close cooperation with our valued partners at FedEx and Maru Ehitus.

This building marks a significant milestone in the growth of Airport City and reaffirms our commitment to offering the best opportunities for international logistics companies and aviation businesses within the Tallinn Airport business campus.”

Riivo Tuvike, Chairman of the Management Board of Tallinn Airport, added: “The completion of the FedEx Express Estonia terminal shows that Estonia’s logistics and aviation sectors are ready for the next big steps. Our airport offers a unique combination of rapid connections, close proximity to the city centre, and high environmental standards—forming a robust platform for both the local economy and international partners.”

“Our latest investment strengthens Estonia’s position in global trade,” said Mariusz Mik, Vice President of Ground Operations, Nordics and Eastern Europe, FedEx Europe. “By focusing on speed and efficiency, FedEx is not only supporting the country’s economy, like the growing e-commerce sector, but also empowering local entrepreneurs to reach customers in over 220 markets worldwide. This is how we connect Estonia’s culture of innovation with the globe.”

Margo Dengo, Member of the Management Board of Maru Ehitus, commented: “Constructing the FedEx Express Estonia air cargo terminal was a technically demanding and inspiring project. The client required the building to meet at least the LEED Silver standard, which meant we placed strong emphasis on energy-efficient solutions. Solar panels on the roof, energy piles, and electric vehicle chargers make this facility a forward-looking piece of infrastructure that serves both the tenant and the overall development of the airport business campus.”

The terminal is equipped with high-level sorting systems capable of processing and sorting up to 3,000 shipments per hour. Solar panels on the roof cover a large share of the building’s energy needs, while automated lighting and climate control systems ensure optimal efficiency. Electric vehicle charging stations are available in the parking area.

The FedEx terminal is the first completed development in Airport City’s southern area. In the near future, new DHL Express and Magnetic MRO facilities will also be completed, transforming the surroundings of Tallinn Airport into one of Northern Europe’s most important logistics hubs.
